COVID guidelines for selling a home.
COVID guidelines for selling a home are subject to change. As of the writing of this, the guidelines are as follows:
1- Open houses are no longer allowed.
2- Broker tours are no longer allowed.
3- Online virtual tours are recommended.
4- All appointments for showings must be scheduled.
5- Only the principles to be on title may enter the building. Children and other family members are not allowed. If the homeowner wishes to be present they should wear a mask and keep at least 6′ distance from potential buyers and their agent.
6- Only two principles at a time accompanied by there agent are allowed at a time.
7- All showings must be schedueled and prior to scheduling the appointment those planning to enter the building including the agent must sign CAR form PEAD-V, “The Coronavirus Property Entry Advisory and Declaration for Visitors” and deliver it to the listing agent via email.
8- To enter the property all those entering must be wearing facemasks, must disinfect their hands prior to entering and must have no signs or suspicions of being ill. It is preferable if they also wear gloves and shoe protectors. Listing agent can provide these to ensure complicity.
9- While in the property, visitors should refrain from touching anything (doorknobs, handles, cabinets, toilets, light switches, etc.) and keep a social distance of 6 feet or more from each other.
10- Any surfaces likely to be touched such as countertops, doorknobs, light switches, lockboxes and keys etc. need to be disinfected both prior to and after each showing. Owner or listing agent can provide this service.
11- Instructions for visitors, items 4 through 9 should be printed and posted on the front door for all that enter to see. Listing agent should provide this.
12- When conditions permit, windows and back doors should be left open to allow fresh air to circulate. Also interior doors should be left open and lights left on so not to create the need to touch the doorknobs or light switches.
