DISCLAIMER and Rules for a custom FREE MAKEOVER
I, Alex Schauffert / New Standard Realty must list your rental property or trust property to sell.
Once listed you do not prevent the sale.
I must feel that your intended selling price and timeframe to sell are reasonable.
Any and all beautification work I recommend to be done to your property is at my sole discretion and will be relevant to the value of the property, the surety of the sale and the anticipated financial benefit to you, the client.
The FREE MAKEOVER will likely include use of painting, landscaping, cleaning, fixture or flooring upgrades, staging and more.
The cost of the FREE MAKEOVER work will not exceed 1% of the sale price.
The MAKEOVER IS FREE because at close of escrow I will pay for, or reimburse you, if you paid for, the MAKEOVER work I recommended and approved. I will pay up to 1% of the selling price. That means on a $600,000 home, at close of escrow I will pay for $6,000 in cosmetic improvements done to your property prior to sale. I do this a lot and can get a lot done for that much money. This FREE MAKEOVER is applicable to multi-unit and commercial property as well.
As the reimbursement for such cosmetic enhancements are an expensive and time consuming undertaking for me, I will not enter into an agreement to provide such services if I feel a client is not serious about selling their property or if it simply isn’t practical or cost effective.
Although I typically sell my listings at the upper end of their price range due to how good I make them look, I will not accept a listing from a potential client if I feel their expectations are unrealistic.
