I market your home on multiple national websites.
Some of these you’ve likely heard of such as Zillow, Realtor.com, Trulia, and Homefinder.com. This is the first place most home buyers look for and find homes for sale.
I market your home on 2 different Multiple Listing Services (MLS’s),
sometimes 3 different MLS’s, depending where your buyers are coming from. This is the most important place to market your property. It puts all the information and media of your property immediately in front of ALL cooperating Agents, Brokers and Realtors® in the entire county of each specific MLS. MLS also typically shares the information with national consumer websites like Zillow and Trulia. This is why I feel it is so important to be a member of several MLS’s so I can thoroughly market your property in multiple counties. In many cities, out of county buyers are offering the highest prices.
Social Media Marketing.
Because you never know where the next buyer is coming from, I also may choose to market your property on Facebook, Craigslist, LinkedIn and others.
Multiple, Pre-Advertized Open Houses
An open house is a great way to showcase a home. By pre-advertizing your open house on several MLS’s, on numerous real estate websites like Zillow, often on social media websites and also sometimes by direct mail or neighborhood canvassing, I can guarantee a successful turnout of potential buyers at my open houses.
Often I will use Direct Mail and/or Local Neighborhood Canvassing
so you are guaranteed the best possible open house turn out. Mixed with our expert cosmetic enhancements, this hits a home run every time. 50 or more visitors at one of my open houses is not unusual. The highest price offered is almost always through one of my open house visitors.
I decide, based on your home, its location and target sale price, who the most likely potential buyers will be. It may be an amateur or professional investor, a beginner or seasoned flipper, a first time home buyer, move up buyer or a downsizing buyer. Again, the house size, condition, location, comparable values, and market trends will tell me who, demographically, the potential buyer will likely be. Knowing this I target my marketing, staging, advertizing, open houses and photography for maximum results. We’re fishing for the highest sale price. Knowing which bait to use improves results.
Custom Photography, Virtual Tours, Videos, Aerial Photography
I use a professional photographer but I never have them use overly wide angle, or misleading photography to make tiny rooms seem huge. Seasoned buyers are familiar with the illusion and not impressed and unseasoned buyers may feel tricked once they enter and see the actual home. Tasteful, high quality photography makes the home look good on the internet and honest when people arrive in person. Let’s face it, no one would ever buy a property they didn’t like in person because they liked the on-line photos.
Some properties are too magnificent to capture in pictures. In these cases I use Virtual Tours for inside and if applicable and legal in the particular city, Aerial Photography( Ron, the sound is missing) for outside. This is particularly useful to show large grounds and /or views.
